Eliot Design & Build (ED&B) is a growing company that is dedicated to providing much needed affordable housing throughout the South West. The delivery of affordable homes and development process is often complex and protracted and it is our ability to understand and overcome these challenges that sets us apart from the competition. We are now looking for a loan to secure a future site for further growth.

Our expertise in understanding this specialist sector has been acquired over many years in the industry working with numerous partners including RSLs (Housing Associations); Landowners and Local Authorities in delivering sustainable quality schemes for local communities.
Not only do we acquire the land, but are actively pursue and achieve planning permissions that are carefully negotiated with all of the interested parties which necessarily includes informed dialogue with local communities and with Planning Authorities. The availability of suitable development land, be it greenfield or urban brownfield regeneration sites, has its own specific set of constraints and it is our ability to take full account of these ‘constraints’ and remain focussed on the end result, that we believe is a key factor in our early success.
Through our numerous partnerships and professional associations and by working with local, experienced tradesmen, we can confidently guarantee a quality product each and every time. Our four key objectives are:
It is our ability to then deliver quality, attractive, energy efficient homes, often to tight programmes and budgets on a ‘turnkey’ basis that is at the core ethos of Eliot Design & Build (ED&B). Equally, we fully recognise the need to bring together all ‘stakeholders’ with a common objective in providing safe and secure homes in pleasant environments.
Where will the funds go?
A. Two Directors are providing personal guarantees to secure this loan. Whilst they do have other liabilities they also have substantial assets in their personal names.
A. We are negotiating a number of new leads but realistically we expect to convert at least 4 of these representing a total contract value of approximately £12m over a build out period of about 18 months.
A. The margins at which we work are fairly typical. The margins were depressed during the years ending 2015 and 2016 by a large contract which we decided was too large for us to undertake on our own.
In order to manage risk, we sub-let this work to a larger building contractor but managed the whole process ourselves. This resulted in a significantly reduced margin.
We have since enhanced and increased our building capacity and therefore would not have to enter into such arrangements in the future
