Carbon Dynamic believe that with their design skills and unique off-site manufacturing system they can revolutionise buildings across the UK.

They are raising a loan based on tremendous growth over the last 24 months and a need to be able to fulfil additional orders this year.

What is the product?

The UK needs over 1 million new homes over the next 5 years. Many, built at the mercy of the elements, fail the tightening Building Regulations testing, leading to retrofitting and retesting at great expense. On the other hand, Carbon Dynamic can build a highly insulated, superbly finished airtight home in a controlled factory environment in 4 weeks and deliver it pre-tested to the site in a day for residents to move into 5 days later.

The design of their buildings, inside and out, is geared towards low-energy performance and the natural materials they use are deliberately chosen to perform dynamically over time.

They believe in manufacturing up to a standard rather than down to a price. They constantly challenge themselves to create beautiful, affordable buildings that deliver the best environmental performance. They are already making ripples but they want to make waves; they want everyone to demand better buildings.

What is the market?

The tourism industry has been at the forefront of the UK's economic recovery since 2010, providing a third of new jobs created between 2010-2013. Carbon Dynamic have the ability to manufacture hotel buildings and lodges with minimum interruption. Thus, Carbon Dynamic offers this sector unsurpassed quality, hugely shortened building programmes and minimal disruption to existing customers.

They can provide the above with no competition, being the only modular manufacturer based in Scotland, whilst competing with traditional builders on cost and quality. They are also the only timber modular manufacturer in the UK who uses natural materials and a unique 'breathable' external skin. The full implementation of their new Design for Manufacturing and Assembly system, a process that will reduce costs, thus putting them in an unassailably competitive position.

What are their plans?

The initial investment will fund the May 2016 completion of a cluster housing project with technology enabled assisted living, after which they will invest in their Building Information Modelling and Design for their Manufacture and Assembly systems and processes. This new development, upon completion, will allow them to scale efficiently whilst maintaining quality control, therefore significantly reducing the percentage between overhead and turnover in the future.

With this system in place, they hope to more efficiently tackle the targeted £12 million in projects within the next 3 years.

Most of their projects are based around a framework which results in repeat business. For example, their assisted living cluster project, in partnership with local housing associations (NHS, The Highland Council, Scottish Government, Highlands and Islands Enterprise, MIT and Highland Hospice), which will see them deliver 17 units by March 2017. There is the potential to develop nationwide projects with both the NHS and Scottish Government, whereupon two such projects have already been identified, based on the the initial March 2017 projects.
